Boiler Upgrade Scheme

The Boiler Upgrade Scheme (BUS) is a government incentive designed to help property owners move away from gas, oil, LPG, and electric boilers and transition to low-carbon heating systems such as air-source and ground-source heat pumps.

With a total government budget of over £295 million for 2025/26, eligible installations can receive £7,500 off upfront, helping homeowners and small businesses save thousands on installation costs.

Why Thousands Are Switching to Heat Pumps in 2026

Traditional heating systems are becoming:

More expensive to run

Average UK gas-heated homes spend £1,100-£1,400 per year on heating, while heat pump homes can reduce this to £400-£700 annually, depending on insulation and usage.

Less future-proof

Over 85% of UK homes currently rely on fossil-fuel heating, which the government plans to significantly reduce as part of its Net Zero 2050 strategy.

Highly exposed to fuel price volatility

Gas and oil prices have fluctuated by 30-50% in recent years, while electricity increasingly comes from renewables, making long-term costs more stable.

Key Benefits:

What Heating Systems Can Be Replaced?

BUS supports replacement of high-cost or high-carbon heating systems, including:

Existing Heating System

Eligible for BUS Replacement

Reason

Gas boiler

Fossil fuel system

Oil boiler

High carbon & high cost

LPG boiler

Off-grid fossil fuel

Electric storage heaters

High running cost

Electric panel heaters

Inefficient system-level heating

Existing heat pump

Already low-carbon

Hybrid system

Documents You Need for BUS

Make sure you have these ready to speed up your application:

Who Can Qualify?

You may qualify if:

  • You own the property (main home, second home, or rental property you own)
  • Your property is located in England or Wales
  • You are replacing a fossil-fuel or electric heating system (gas, oil, LPG, coal, electric storage or panel heaters)
  • Your property has a valid EPC (issued within the last 10 years)
  • The system capacity is within BUS limits (up to 45kWth for individual systems)
  • The installation can be commissioned within 120 days of the BUS voucher being issued
  • The property can be domestic or eligible non-domestic (such as small business premises)

You won’t qualify if:

  • The property is social housing
  • The property is located in Scotland or Northern Ireland
  • A low-carbon heating system (such as an existing heat pump) is already installed
  • You are installing a hybrid system (for example, a heat pump combined with a gas or oil boiler)
  • The existing heating system was installed using government funding (ECO, previous BUS voucher, LA Flex, or similar schemes)
  • The property is a new build still under construction
  • The installer is not MCS-certified or the system does not meet BUS technical standards

New Build & Self-Build Properties

  • New build properties still under construction are not eligible
  • If you move into a completed new build that already has a fossil-fuel boiler, you may be eligible
  • Self-build properties are eligible if:
    • You (or the original owner) built the property yourself or hired a builder
    • The property has never been owned by a business or organisation
    • You can provide proof of self-build status (e.g. title deeds)

Flexible Installment Plans

After your £7,500 Boiler Upgrade Scheme grant is applied, you can pay the remaining balance through easy monthly installments. This makes upgrading to a modern heat pump affordable without putting pressure on your savings.
